Two Simple Routes to Discharge Your BNG Condition

We offer developers two routes to discharge their BNG condition. Both result in Biodiversity Net Gain (BNG) units being registered on the national Biodiversity Gain Site Register and formally allocated to you as the developer.

  • 1) Purchase directly from us as the landowner
    We enter into a Section 106 agreement linked to your planning permission and register the units accordingly. There is no upfront cost to the developer.
    This approach can also strengthen your planning application by contributing to planning gain. In a recent appeal, our off-site units were given “great weight” in the decision—particularly relevant where the tilted balance may apply.
  • 2) We secure pre-registered BNG units
    We offer units with immediate availability, already secured and ready for registration on the Biodiversity Gain Site Register. This provides a faster way to discharging your BNG condition though might be more expensive if no tradeable habitats are available in your local planning authority area.

The optimal solutions depends on location and the type of units. Off-site gains beyond the neighbouring LPA will be worth even fewer. However, for applications still awaiting a planning decision, the former is sometimes a cheaper and better option as it can mean a planning gain in any titled planning balance and an S106 agreement can be tailored for the circumstances of the application. Where the approval is already granted and the developer is looking to start work quickly the latter option is sometimes the better option.
